When people think about renting a home, they often focus on the property itself – where it is, how many bedrooms, and does it have the features they’re looking for. But one of the biggest factors in having a positive renting experience is something far fewer people consider – the relationship between the tenant and your point of contact at the property management company.
At Urpad, we believe that the best tenancies are built on trust, communication and mutual respect. Our job is to make things as smooth and easy as possible for everyone – supporting both tenants and landlords, and helping everyone work together to create a tenancy that runs smoothly from start to finish.
We’re not there to ‘take sides’.

Good communication is vital
Almost every successful tenancy has one thing in common – good communication both ways.
Most issues are much easier to resolve when they’re reported early and discussed openly. Whether it’s a dripping tap, a question about your tenancy agreement, or simply letting us know you’ll be away for an extended period, keeping the lines of communication open helps everyone.
At Urpad, we’d always rather hear about a small issue before it becomes a bigger one. Something that seems minor today can often become more expensive, inconvenient or disruptive if it’s left for weeks or months. That sometimes leads to a more awkward conversation,which nobody wants.
Equally, if something takes longer than expected to resolve, we’ll always aim to keep you informed. Knowing what’s happening is often just as important as knowing when a repair will be completed.
Respect goes both ways
A successful tenancy is built on mutual respect. As a tenant, you should expect to live in a home that is safe, well maintained and professionally managed. You should feel comfortable asking questions, reporting repairs and raising concerns whenever they arise.
At the same time, property managers rely on tenants to help us look after the home by reporting issues promptly, allowing access for agreed maintenance visits and keeping us updated if circumstances change.
We like to think we work as a partnership – both with tenants and landlords – and when both sides work together, everyone benefits.
We’re there to translate, not escalate
We are also realists and understand that misunderstandings can happen. Whether it’s uncertainty over who’s responsible for a particular repair, or different expectations about timescales for certain work, one of the most important parts of our role is helping to explain the situation clearly and fairly, and in a way that everyone understands.
Rather than allowing small misunderstandings to grow into larger disagreements, we try to provide straightforward advice based on tenancy agreements, legal responsibilities and practical solutions.

Early reporting often means repairs are quicker, less disruptive and less costly. Most importantly, it helps keep your home in good condition throughout your tenancy.
Understanding that some things take time
One of the biggest frustrations for tenants can be waiting for repairs, particularly when they’re affecting everyday life.
While many issues can be resolved quickly, others depend on factors outside anyone’s immediate control, such as ordering specialist parts, contractor availability or arranging safe access.
We will always do our best to keep you informed about progress, explain any delays and make sure you’re never left wondering what’s happening. Once again, clear communication doesn’t always make a repair happen faster—but it does make the process much less stressful.
