Preparing your rental property for winter

The Urpad landlord checklist
Winter is when small maintenance issues can become expensive problems. Frozen pipes, boiler breakdowns, blocked gutters, damp and mould can affect tenant comfort, property condition and rental income.
For landlords in Bristol, Bath and across the South West, preparing a property in early autumn can reduce the risk of emergencies and help you meet your safety responsibilities. At Urpad, we see winter preparation as part of good property management, not an optional extra.
Check heating and hot water
Arrange an annual boiler service with a Gas Safe registered engineer before the winter rush. Check that radiators heat evenly, thermostats and timers work properly, and tenants understand how to use the controls.
Inspect exposed pipework in lofts, garages, cupboards and other unheated areas. Insulating vulnerable pipes can reduce the risk of freezing and bursting. Make sure you and your tenants know where the stopcock is and how to turn off the water in an emergency.
Inspect the roof and drainage
Check the roof for missing tiles, damaged flashing, cracked render and signs of water entering the loft or ceilings.
Clear leaves, moss and debris from gutters and downpipes, and look for leaks, loose brackets and blockages. Make sure rainwater drains away from the property rather than pooling near walls or foundations.
Before winter, also check that fences, gates, sheds, patios and steps are secure and safe.
Check for damp and mould
Inspect bathrooms, kitchens, bedrooms and external walls for condensation, mould, staining or musty smells. Extractor fans should be working properly, window trickle vents should be open where fitted, and visible leaks should be investigated.
Check loft insulation for gaps or compression, and look for cold spots that could indicate poor insulation or another underlying problem.
Tenants can help by using extractor fans, opening vents and wiping away condensation, but landlords should not assume that tenant behaviour is the cause of every mould problem. Any reported damp or mould should be investigated promptly. Councils can now issue fines of up to £7,000 for serious hazards, including damp and mould
Reduce draughts
Check windows and external doors for damaged seals, loose handles, faulty locks and gaps around frames. Draught excluders, brush strips and suitable sealant can improve comfort without major expense.
External doors should close properly and have secure locks and intact thresholds. These small improvements can make the property feel warmer and reduce heating demand.
Complete safety checks
Confirm that the gas safety certificate is in date and that all gas appliances and flues have been inspected. Landlords must arrange an annual gas safety check and provide tenants with the relevant record within the required timeframe.
Check that the Electrical Installation Condition Report remains valid and that any required remedial work has been completed.
Smoke alarms must be installed on every storey used as living accommodation. Carbon monoxide alarms are required in rooms containing a fixed combustion appliance, excluding gas cookers. Test all alarms and replace faulty units.
HMOs may have additional requirements, including fire doors, emergency lighting and fire-fighting equipment.
Plan for empty properties
If a property is unoccupied, check the insurance requirements. The policy may require background heating, regular inspections or other precautions.
Arrange checks for leaks, damp, frost damage and security problems. Isolate and drain external taps where appropriate, and insulate exposed pipework.
Ask tenants to let you know if they will be away for an extended period over Christmas or New Year. Remind them to keep the heating on at a low level, secure the property and make sure they know where the stopcock is located.
