As the festive season approaches, many of our tenants start planning trips to be with family, travel overseas, or simply take some well-deserved time away, leaving their properties empty. We thought you might be interested in the tips we give them to ensure your investment is carefully looked after, even whilst there’s nobody there.

10 essential property steps for a stress-free holiday

“Extended absences can affect your insurance coverage, your utilities, and even the general condition of your home. To help you plan, we’ve put together ten key steps to ensure your property remains secure and well-maintained while you’re away.

1. Notify Urpad

If you plan to be absent for more than 28 days, you must inform us in writing. This notification allows us to make any necessary arrangements, such as mid-stay inspections or checks required by your lease or insurance policy. In some cases, your building or landlord’s insurance may require a property visit every few weeks during long absences.

By letting us know in advance, we can help coordinate this and ensure that your property remains covered. 

2. Check your insurance policy

Before you leave, review the terms of your contents and tenant liability insurance. Many policies include specific conditions about leaving a property unoccupied for extended periods. If these conditions aren’t met, you could risk invalidating your coverage.  

Also, make sure you understand whether you need to take additional precautions, such as keeping the heating on low, closing off the water supply, or requesting periodic visits. If you’re unsure, contact your insurer for written clarification.

3. Set your heating to a low level

Winter temperatures can drop quickly, and an unheated property can be vulnerable to frozen or burst pipes. We recommend setting your thermostat to a low but consistent level – around 12–15°C is usually sufficient.  

If your heating system has an “away” or “frost protection” mode, activate it before you go. This keeps the system running efficiently and prevents cold-weather damage without generating high energy costs.

4. Turn off nonessential appliances

Before you leave, switch off and unplug all non-essential electrical items. This reduces the risk of electrical faults and saves energy. Items like televisions, toasters, chargers, and kettles should all be disconnected.  

However, keep vital systems such as the refrigerator and freezer running if you have items stored inside. Alternatively, empty and clean them thoroughly to avoid returning to unpleasant smells or spoiled food.

5. Secure all doors and windows

Most burglaries occur when properties are visibly empty. Take a few minutes to check that all doors, windows, and locks are secure. If your home has an alarm system, make sure it’s activated before you leave.  

 If possible, ask a trusted neighbour or friend to keep an eye on your home, collect post, and report any suspicious activity. Some tenants also use smart timers to turn lights on and off, helping the property appear occupied, and cameras to keep an eye on things.

6. Watch out for water

Water damage is one of the most common issues reported in vacant properties. To prevent leaks or floods, consider turning off the main water supply, especially if you’ll be gone for more than a few weeks.  

You may also wish to check that taps are completely turned off, toilet valves are working properly, and no dripping taps remain. Tenants in flats or shared buildings should ensure communal utility systems remain unaffected.

 

7. Clean (and declutter?) before you leave

Returning to a fresh, tidy home is far more pleasant – and it prevents unwanted surprises. Take the time to remove rubbish, empty food that could expire, and clear out sinks or bins.  

Wipe down surfaces and vacuum floors to discourage pests from making themselves comfortable while you’re away. You’ll thank yourself later when you walk into a clean, welcoming environment instead of facing unnecessary chores.

8. Inform a trusted person

Choose a reliable friend, neighbour, or family member as your emergency contact while you’re away. Provide them with Urpad’s contact details in case something unexpected happens – from a maintenance issue to a security concern.

9. Double-check everything before you lock up

On your departure day, do a final walk-through. Test that windows are closed, all appliances (except those that need to stay on) are unplugged, and taps are secure. Make sure your thermostat is set correctly and the alarm (if you have one) is activated. 

If you’ve arranged any visits through your property management company, confirm the details in writing so there’s a clear record for insurance purposes.
